You have decided to pursue a loan modification. 

This service has an affiliate relationship with one of California’s largest Loan Modification service providers.  That company uses contracts approved by the DRE.  They collect fees up front, but do not pull from those fees until certain steps in the loan modification process are reached – instead, your fees sit in a Trust Fund.  Through our affiliation with that company, we are able to get discount fees for their services for our clients.

Our affiliation with California's leading Loan Modification Company will get you the service you need – with all of the legal protection you should demand.

The Loan Modifications process requires a large amount of documentation from you, the borrower. 

After our initial conversation, you will need to provide the following documentation to get this process started for all borrowers on the existing loans:

  • The Hardship Letter (we will talk more about this in person or over the phone)
  • Copies of Your IRS Tax Returns for the Last 2 Years (all sections and schedules)
  • Copies of Your Current Mortgage Statements for all Loans.

Your Income

  • Copies of Your Paystubs for the Last 2 Months
  • Copies of Your Bank Statements for the Last 2 Months - ALL Accounts, Checking, Savings, Money Market, etc
  • Copies of Statements for ALL Income from Child Support, Alimony, Unemployment Draws, etc for the Last 2 Months
  • Copies of Statements for ALL Income from IRAs, 401ks, Pension Plans, Retirement Accounts, etc for the Last 2 Months
  • Copies of Statements from Stock Investments, Mutual Funds, Dividend Earning Holdings, etc
  • Copies of Income Documentation for any Rental Income Received from Investment Property 
  • Copies of ANY Income Related Account that You Would Expect to See on Your Credit Report.

Your Expenses

  • Copies of Your Utility Bills for the Last 2 Months
  • Copies of ALL Credit Card Statements, Car Loan Statements, Boat / RV Loan Statements, Student Loan Statements, etc for the Last 2 Months
  • Copies of ALL Student / Private School Tuition Bills for the Last 2 Months 
  • Copies of ALL Revolving Credit Account Statements (Gas Card, Macy's Card, etc) for the Last 2 Months 
  • Copies of ALL Statements for "non-Core" Utility Bills (Internet, Cell Phones, Tivo Subscriptions, etc) for the Last 2 Months  
  • Copies of ALL Statements for Child Support or Alimony You are Responsible For Paying 
  • Copies of ANY Expense Related Account that You Would Expect to See on Your Credit Report.   


Applying for a Loan Modification is very much like applying for a Loan.  The documentation set is very similar.  You should be prepared to share the same information with the Loan Modification assistant that you shared with your original lenders.
